请问目前房贷利率是多少？

凭借正规收入（工资单，报税单）来申请批准的，目前2年固定利率2。09%，要符合银行常规的信贷条件。
' D7 t9 J' h: C7 T& l3 L, k若是新移民，不需要收入证明的申请，利率稍高一点点。
- @% ^) |* x- w' S若是工签，非居民类的，利率与新移民相同。

0 R# ~" ^# z, m- Q) e可惜你不是TD，不然我找你renew我的mortgage了。我跟TD有secured HELOC所以swtich不那么容易。他们目前最好的是两年fixed 2.36%。我想这回续variable: 3 years, prime - 0.7%。我了解接下来利率上升的概率比较大，但平衡算了一下，貌似还是variable会划算。专家有啥好建议吗？

If you don't carry any outstanding balance on HELOC, really it is good for you to stay where you are with variabe rate term. The variable term interest is decent, it is just as competitve as any good.  But most of my recent deals, clients did their due diligence, they love the 2 year fixed 2.09% plus a HELOC for emergency needs.  All the best!

我现在要续的就是2.09%，两年前的fixed term, 现在觉得prime -.7% 挺不错的，只是三年有点长。还是谢谢你的建议啦
